Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent, security deposit funds, and any other unpaid fees need to be resolved at the lease signing. Confirm the amounts and payment methods with our team in advance.

Move-in Date & Inspection

At your lease signing, we'll provide all the relevant information about your move-in day and the inspection process.

Utilities

All utilities for your rental home should be put in your name after signing the lease. You are responsible for keeping your utility accounts current throughout your stay.

Move-out Checklist

Notice of Intent to Vacate

If you plan to move out of your rental home, you'll need to give our team written notice. Refer to your lease to determine your legal move-out date; you are responsible for paying rent through this date, regardless of whether you vacate before then.

Property Condition

Before you turn in your rental keys, you need to bring your home back to rent-ready condition. In other words, it should be ready for new tenants to move in immediately. This includes:

  • Rental Cleaning: Carefully clean and sanitize every room in your rental property, taking care to remove your personal belongings. Do not leave any garbage behind and all of your personal belongings should also be removed. Pay careful attention in the kitchen and bathroom spaces, where appliances, hard surfaces, and floors should all be sanitized.
  • Landscaping & Outdoor Areas: If you typically handle landscaping chores like mowing the lawn, weeding, etc., take care of these tasks once more before you move.
  • Repairs: If any damage occurred during your stay, please take the necessary steps to repair these damages. Patch nail and screw holes, replace burnt lightbulbs and repaint any discolored areas in your home.

Security Deposit

Our goal is to return your security deposit to you promptly. We will perform a final inspection after you move out, and any damage left behind will be repaired. Expenses for these repairs will be deducted from the deposit. Any other applicable fees or unpaid costs will also be taken from your deposit.

Please remember, the security deposit is not your final month's rent payment. You cannot use these funds to pay your rent. Failure to pay your rent may result in eviction action, with your unpaid rent turned over to collections.
